Staying on top of home maintenance not only saves you money and time but also reduces the stress of dealing with unexpected issues. HomeSafe’s handyman monthly maintenance plan takes care of all the regular and seasonal upkeep for you, so you can relax knowing your home is always in peak condition.

Each month, your dedicated handyman will spend a minimum of 2 hours addressing the items listed below. Any additional time will be allocated to the homeowner’s specific projects, with the availability of extra time varying depending on the monthly tasks.

(Additional time for homeowner projects can be added for an extra fee.)

List of Monthly Services

Our maintenance services include water softener maintenance, where we monitor and replenish premium salt as needed, ensuring optimal performance. We conduct exterior inspections, thoroughly evaluating your home’s exterior and handling minor repairs such as caulking, clearing vents, and addressing concerns like insects or wasp nests. Our mechanical system inspections cover plumbing, electrical, and mechanical systems to confirm everything is functioning properly. We also perform attic and basement inspections, identifying any issues or potential concerns. Additionally, homeowner’s requests can be accommodated, time permitting, to address specific tasks. Below is a detailed list outlining each monthly inspection and maintenance service.

January:

  • Clean and vacuum bathroom fan grills
  • Inspect and descale humidifier water panel as needed
  • Clean heat exchanger filters
    Vacuum and clean refrigerator coils and vents
  • Check and clean refrigerator door gaskets and internal vents
  • Monitor and replenish softener salt, and replace furnace filter as required
  • Perform a visual inspection of the exterior for any vent or air intake blockages
  • Address any homeowner-specific requests, time permitting 

February:

  • Descale dishwasher and clean drain filter
  • Inspect and descale humidifier water panel as necessary
  • Examine faucet aerators and clean or replace if needed
  • Tighten and test all knobs, handles, and hinges throughout the home
  • Inspect all sinks for signs of water damage or leaks
    Monitor and replenish softener salt, replace furnace filter as necessary
  • Conduct a visual inspection of the exterior to clear any vent or intake obstructions
  • Attend to homeowner’s additional requests if time allows 

March:

  • Clean tankless water heater filters
  • Clear condensation lines from heat exchanger, furnace, and humidifier
  • Descale and inspect humidifier water panel as needed
  • Test all drains, clear blockages, and adjust stoppers
  • Visually inspect the attic for pests, moisture, or damage
  • Replenish softener salt, and replace furnace filter as required
  • Perform a visual inspection of the exterior to clear any obstructions
  • Address homeowner’s requests if time allows 

April:

  • Test sump pump and inspect basin for any issues; resolve odors if present
  • Descale and inspect humidifier water panel as needed
  • Clean gutters (up to 100 feet of gutter under normal conditions, maximum height of 22 feet)
  • Inspect roof and foundation for signs of wear or damage
  • Replenish softener salt and replace furnace filter as required
  • Check for minor issues on the exterior like caulking, vent blockages, insects, or accessible wasp nests
  • Address additional homeowner requests if time allows

May:

  • Turn off humidifier and adjust seasonal dampers if applicable
  • Inspect and replace humidifier water panel if necessary
  • Install window and door screens for the season
  • Turn on exterior water supply
  • Inspect exterior hose bibs and place garden hoses as needed
  • Monitor and replenish softener salt, replace furnace filter as required
  • Perform exterior inspection to resolve minor issues like caulking, vent blockages, and pest control
  • Address homeowner’s additional tasks if time allows

June:

  • Clean range hood grease filters
  • Turn off gas fireplace pilots and clean fireplace glass
  • Inspect and clean A/C unit to remove debris
  • Clean exterior air intake vents
  • Replenish softener salt and replace furnace filter as required
  • Conduct a visual inspection of the exterior to clear vents and address other minor issues
  • Address homeowner requests if time permits

July:

  • Vacuum and clean bathroom fan grills
  • Clean and inspect exterior dryer vent
  • Empty and clean washing machine drain pump filter (accessible filters only)
  • Replenish softener salt and replace furnace filter as required
  • Conduct a visual inspection of the home’s exterior for vent blockages and minor pest control
  • Address additional homeowner tasks if time allows

August:

  • Descale dishwasher and clean drain filter
  • Lubricate garage door components (hinges, springs, bearings, rollers, and pivot points)
  • garage door safety shut-off feature
  • Inspect fire extinguishers
  • Inspect under sinks for signs of water damage or leaks
  • Replenish softener salt and replace furnace filter as needed
  • Perform exterior inspection for caulking, vent obstructions, and pest management
  • Address homeowner-specific projects if time allows

September:

  • Clean entire length of dryer vent (if accessible)
  • Inspect and tighten laundry hoses
  • Test and inspect gas fireplaces, light pilot if necessary
  • Replenish softener salt and replace furnace filter as needed
  • Conduct exterior inspection to address minor maintenance tasks (caulk repairs, pest control, etc.)
  • Address homeowner’s additional requests if time permits

October:

  • Inspect exterior hose bibs and prepare plumbing for winter
  • Winterize exterior plumbing and A/C unit
  • Inspect, drain, and store hoses as required
  • Remove, inspect, and store window and door screens (additional time may be needed for larger homes)
  • Replenish softener salt and replace furnace filter as required
  • Perform exterior inspection for caulking, vent blockages, and pest control
  • Address homeowner’s to-do list if time allows (see common service options below).

November:

  • Activate furnace humidifier and adjust seasonal damper settings
  • Inspect and clean gutters (up to 100 feet of gutter length, not exceeding 22 feet in height)
  • Check weather stripping around exterior doors for wear and tear
  • Replenish softener salt and replace furnace filter as necessary
  • Conduct exterior inspection for minor maintenance tasks like vent blockages and pest control
  • Address homeowner requests if time allows (see common service options below).

December:

  • Test and replace smoke and carbon monoxide detector batteries
  • Test and replace garage door keypad batteries as needed
  • Inspect and descale/replace humidifier water panel
  • Clean and sanitize kitchen sink garbage disposal
  • Empty and clean washing machine drain pump filter (accessible filters only)
  • Clean fireplace glass if necessary
  • Adjust and lubricate any problem doors, hinges, or locks
  • Replenish softener salt and replace furnace filter as required
